15% of the monthly rent for the term of the lease
This service includes:-
- Initial discussion and inspection of the property
- Consultation on rental valuation
- Advertising the property on our daily listings and website
- Taking up references for prospective tenants
- Providing forms for the tenant to sign up for utilities
- Ensuring that final readings of utilities are taken at the end of the tenancy. We also take over the supply when the tenant vacates the property if a new tenant hasn't been found.
- Drawing up and supervising the signing of a legally approved lease agreement.
- Production of full inventory, if your property is furnished and checking upon vacation of property
- Hold one month's rent plus £100 as a security deposit against damage to your property
- Regular six month inspection of property
- Take a final inspection of the property. Any damage is deducted from the tenant's security deposit
- Pay the rates on your property, if requested
- See to any maintenance problems that may occur. In this respect we reserve the right to authorize repairs/replacements up to £250 without prior consultation, at our discretion
All accounts are paid monthly and issued on or about the 12th of each month for the previous month's transactions. Please note that this includes instances where the tenant has moved in on the 1st of the month. Nett monthly income is paid to Landlords directly into the Landlords nominated bank/building society account. A statement of account is issued monthly on all accounts where there is a transaction. You will receive the statement approximately one day before the funds reach your nominated account.
